Requirements:
- NIF - taxpayer number Portuguese (obtained from any government finance office)
- Passport or Citizen Card
- Bank account (it is advisable to open an account at a bank Portuguese to avoid surprises with frequent changes in the exchange rate)
Documentation required for abroad:
- Passport
- Tax identification number
- Proof of residence (authenticated by the Consulate of Portugal in Brazil)
Documents required for the property:
- Certificate of the Land Registry: is the certificate of content, used to confirm the legitimacy of the owner and the buyer
- Building Book: proving the current fiscal situation of the property (this document must be requested in the Finance service)
- License of Use: serves to say what will be the purpose of the property and should be requested at the local parish council
- Housing Technical Data Sheet: describes all the technical characteristics of the property
Costs to buy a house:
- IMT (Property Transfer Tax) – is usually based on the value of the purchase price.
- Stamp Duty - is set at 0.8% of the purchase price.
- Notary/solicitor fees and land registration fee – usually not more than €600.
For financing to buy a house, in addition to the normal documents mentioned above, the following documents are required:
- Updated income tax
- Copy of the last 6 paychecks
- Bank statement for the last 6 months
